Just wanted to give you a heads up. I am not sure if you are aware but most properties sellers offer a commission amount to the real estate agent who brings them a buyer and writes the offer etc. On a $800,000 property for example the going commission rate in San Diego is 2.5% This translates in a $20,000 commission payment to the broker that brought the buyer. I am very aggressive in helping my clients obtain the lowest possible pricing along with I rebate back all commission at the close of escrow minus $1750 This effectively allows my buyers to buy well below market.
