Many of these buyers have narrowed their search down to a handful of homes before they contact a Realtor. “Since you found the home yourself, why wouldn’t you be rewarded for that extra effort?” A real estate rebate is a great way for you to maximize your purchasing power and still receive the superior service offered by our Realtors. Spend your money however you choose: Take a vacation, buy some great new furniture, or get started on home improvement projects.

That’s how you take home a bundle of cash!

1. We’re happy to show you up to 6 homes (Open Houses don’t count as part of your 6, so visit as many as you’d like.)*
2. Help you decide how much to offer on the home you want.
3. Write and structure your offer to maximize the chances that it will be accepted.
4. We use our expert negotiation skills to help you get the best deal.
5. Schedule your inspections, and arrange access to the property.
6. We will manage your escrow, and your contingencies for you.
7. And be with you until the close of escrow when you take possession of your new home and receive your commission rebate!

So how can we afford to offer a rebate to buyers?

When a Seller lists their home with a real estate agent, they typically pay a commission based on the selling price of the home. For demonstrative purposes, let’s use 6%. This commission usually gets split between the agent who lists the house, and the agent who sells the house. We reward our Buyers with part of the commission we earn selling the home.

There is no limit to the number of homes you may view. If you choose to see more than six homes, although you will no longer be eligible for our Exclusive Commission Rebate, you will still receive our Superior Representation! We look forward to working with you during your next home purchase!

*All buyers must sign a Rebate Terms & Conditions Agreement before any rebate will be issued. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer’s lender(s). The rebate is conditional on selling broker receiving a commission on the purchase of the home. No rebate is offered on the purchase of properties under $50,000. To participate in the program, Buyers must sign an Exclusive Buyer’s Representative Agreement, provide a pre-approval letter from their lender(s) (we can help you with this if you’d like), and choose up to six homes to view over the course of one day (Exceptions may be made if a home is not available to be shown on the buyer’s viewing day. Buyers are welcome to visit as many Open Houses as they choose but must notify the agent hosting the open house that they are already working with a Small Fee Realty Agent and should not sign in.).The Rebate will be paid only to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement and cannot be disbursed to a third party.
