Many Savvy home buyer's today conduct searches on their own via the Internet or open houses etc. If you have located the home that you may be interested in making an offer on, using my flat fee services can save you a substantial amount on your purchase. Most properties sellers offer a commission amount to the real estate agent who brings them a buyer and writes the offer etc. On a $800,000 property for example the going commission rate in San Diego is 2.5% This translates in a $20,000 commission payment to the broker that brought the buyer. If you have done the leg work and located the property, there is no reason for you to have to pay this amount. Home seller's factor the commission to the buyers agent into their selling price, so you are in fact paying the commission even though it does not show on your closing statement. My flat fee buyers service, rebates back all commission due to the buyers agent at the close of escrow minus $1750. This effectively allows my buyers to buy well below market. Another big advantage to my service is I will not passively negotiate to get the sale closed in order to obtain a large commission payment.
